Expert Survey Report

We carried out an Expert Survey and report on faulty and substandard workmanship for a new detached house in Manchester. The entire M&E installation revealed numerous errors, omissions, and deviations from manufacturers’ recommendations, including undersized air source heat pumps, incorrect cable sizing for switched socket outlets that do not comply with BS7671 Wiring Regulations, and installation of faulty and undersized underfloor heating. 

 

Additionally, electric light fittings were poorly installed off-centre and did not align with the issued drawings (by others) that were agreed upon with the client. There were also several omissions, including essential wiring and control circuits for the heating and ventilation systems.

 

This report highlights the critical need for thorough inspections and adherence to industry standards in all building services installations. Our detailed assessment provided the client with a clear understanding of the issues present and the necessary steps for rectification, ensuring that future works meet regulatory standards, manufacturers’ specifications, and the client’s expectations.
